We’re a bit late this month, thank you for your patience!
We’re excited to announce the launch of My Home Title Guard, our new property title fraud protection service. You can expect weekly publications of the registry to begin later this June. The initiative has already caught the attention of government officials, and we’re optimistic about announcing new partnerships soon.

On to the Data:

The National Association of Realtors reported last week that home sales declined 0.5% nationwide in April, showing no rebound from March, which marked the slowest sales month since interest rates surged in 2022.
Meanwhile, Chelan and Douglas counties continue to defy the national trend. Month-over-month, local sales rose 10% in unit volume and 12% in dollar volume. Similar to the national pattern, sales in the lower price ranges are tapering off, as buyers grow more accustomed to elevated home prices.

Comparing April 2025 to April 2024, transaction volume is up an impressive 17%, with dollar volume increasing by 3%.

As expected, year-to-date results through April remain strong across the two-county region.
While sales over $2 million have declined, this has been more than offset by increased activity in price ranges below $2 million.

High-priced homes gave the Wenatchee market a boost in April, with four properties selling for over $1 million, surpassing March’s performance.

The Wenatchee market maintained its strong spring momentum in April. The $500K to $1 million price range continues to lead the way. While the proportion of financed deals has dipped slightly, the overall volume of financed transactions is up 18% compared to this time last year.

April year-to-date figures continue to reflect steady strength in the market. While 2024 was defined by activity in the over-$1 million price range, 2025 is showing solid momentum in the more affordable $250K to $1 million segment.

The Chelan Market: Encompassing Manson and Stehekin
Similar to last month, Chelan’s April sales were just one unit shy of last year’s total. However, with two sales over $3 million recorded in April 2024, the absence of similar high-end transactions this year resulted in a 21.8% decline in total dollar volume compared to the prior year.

Year-to-date through April, Chelan is showing a slight increase in unit volume but a decline in dollar volume, again due to the absence of sales in the over $3 million range. On a positive note, financed transactions have seen a significant uptick.

Exploring the Upper Valley Market: Insights from Dryden to Stevens Pass, Including Leavenworth, Lake Wenatchee and Plain
April was another strong month for the Upper Valley, with unit volume up 18% and dollar volume rising 26%.

The Upper Valley is off to a strong start, with unit sales up 32% and dollar volume rising 42%. Notably, there’s a healthy increase in sales within the $750K to $1 million price range.
