October Market Update: Trends Stabilize After a Strong Summer

Chelan and Douglas Counties

At the close of the second quarter on June 30, the price per square foot trend began to shift upward and that trend is now taking hold, especially for homes under 500,000 dollars.

A 20 percent quarterly jump looks big at first glance, but last quarter may have been an outlier when compared with the past six quarters.

A year over year increase of about 13 percent looks like the steadier signal of market strength.

Here is monthly home sales across the last four years in Chelan and Douglas Counties. June through September has been especially strong in the last two years.

Sales held steady in September helped by more transactions over 750,000 dollars. The under 500,000 price range paused a bit. Unit sales fell 2.8 percent compared to August, while dollar volume rose 14.6 percent.

Versus September 2024, unit sales are down 7 percent while dollar volume is up 4.6 percent. The emerging slowdown in the 500,000 to 750,000 price range is the notable shift.

Year to date we are ahead of last year. Unit volume is up 7.8 percent and dollar volume is up 6 percent. All price ranges are outperforming last year except for homes above 2 million dollars.

Wenatchee: Entiat to Malaga, Rock Island to Orondo, west to Cashmere

Wenatchee continued its rebound in September with unit sales up 4 percent and dollar volume up 16 percent. There was a shift from under 500,000 dollars to over 1 million dollars.

Compared to September last year, that shift away from sub 750,000 dollars toward over 1 million dollars is even more pronounced.

Year to date remains strong. Unit volume is up 5.8 percent and dollar volume is up 7 percent. Mix by price range is within two percentage points of last year. The surprising note is that the share of financed transactions has not increased more.

Chelan: Manson and Stehekin

Lake Chelan had one fewer sale than last year in September. A single sale above 5 million dollars pushed dollar volume up 16 percent.

Chelan continues to run ahead of last year in closings though at lower prices. Unit volume is up 8 percent and dollar volume is up 2.4 percent.

Upper Valley: Dryden to Stevens Pass, including Leavenworth, Lake Wenatchee, and Plain

Upper Valley saw more sales at lower prices. Unit volume up 1.5 percent, dollar volume down 21.5 percent.
