We are a little late on this update, thank you for your patience. This newsletter brings insight into how the market was trending through late summer.

August sales totaled $91M. This was a dip compared to June through September 2024 when monthly sales consistently exceeded $100M, as they also did in June and July this year.

Compared to August 2024, sales were down 4.7% in unit volume and 9% in dollar volume. This marked the first time since spring 2023 that sales declined year over year for two consecutive months.

Despite July and August coming in slightly below last year, year to date remains strong, up 10% in unit volume and 6% in dollar volume.

Compared to last year, the Wenatchee area was down 6.6% in unit volume and 8.3% in dollar volume.

Year to date remains healthy, with unit sales up 7.6% and dollar volume up 6.5% vs last year.

The Chelan Market: Manson and Stehekin

Lake Chelan dipped slightly in August with three fewer sales than last year, a 15.8% decrease in unit volume and a 37% drop in dollar volume.

Chelan is still outpacing last year in total closings, though at lower price points. Unit volume is up 10% while dollar volume is flat.

Upper Valley: Dryden to Stevens Pass, including Leavenworth, Lake Wenatchee, and Plain

The Upper Valley saw fewer sales in August but at higher price points, with unit volume down 14% and dollar volume up 9%.

Performance in 2025 closely mirrors last year with one additional sale and dollar volume up about $6 million.
