April in Context: NCW vs. the Nation and Washington State
April held steady against a mixed national and state backdrop. Across the country, the National Association of REALTORS® reported existing-home sales unchanged year over year in April (up 0.2% month over month to a 4.02 million annual pace), with the national median price rising 0.9% to $417,700 — the 34th straight month of annual gains. In Washington State, the Northwest MLS reported closed sales down 3.7% year over year (5,674 transactions) even as active inventory jumped 28.4% to 18,563 listings and the statewide median held flat at $650,000. Mortgage rates have hovered in the mid-6% range through the spring; as of early July the 30-year fixed sits at about 6.49% (Freddie Mac, July 9, 2026), still below where it stood a year ago.
Against that backdrop, Chelan and Douglas counties outperformed both the nation and the state on units: 137 single-family transactions in April, up 6.2% from 129 a year ago, while dollar volume rose to $86.00 million, up 10.0% from $78.16 million in April 2025. The local market continues to hold up better than the national and statewide pace.
Rolling 12-Month SFR Dollar Volume by Region
The twelve-month view shows the familiar seasonal cycle: combined Chelan/Douglas dollar volume peaked at $119.9 million in June 2025, troughed at $53.8 million in February, and has climbed back to $86.0 million in April as the spring market gained momentum.
Each sub-market reflects its own conditions. The Wenatchee market rose to $61.6 million in April, the Lake Chelan Valley registered $11.1 million, and the Upper Valley recorded $10.1 million — a corridor that has been working its way back since the Highway 2 closure and washout disrupted access late last year.
Chelan/Douglas Counties
April’s headline is one of broad strength. Unit sales rose year over year — 137 transactions versus 129 in April 2025, a 6.2% increase — while dollar volume climbed to $86.00 million, up 10.0% from $78.16 million a year ago.
Cash and financed activity moved in different directions this month. Cash transactions rose to 44 in April 2026 from 36 a year earlier (+22.2%), while financed transactions held steady at 93. As a share of all sales, financed deals eased to 67.9% of the market from 72.1% a year ago, as stronger cash activity picked up a larger portion of the month’s closings.

The Wenatchee market carried its strong 2026 into April. Unit sales were up 8.2% year over year (105 versus 97) and dollar volume increased 12.7% ($61.64 million versus $54.71 million), with gains spread across the mid-market price tiers.

The Chelan Market: Encompassing Manson and Stehekin
The Lake Chelan Valley, including Manson and Stehekin, softened in April on a year-over-year basis. Unit sales were down 31.2% (11 transactions versus 16) and dollar volume fell 17.8% — from $13.51 million to $11.11 million. With its smaller monthly volumes, a handful of transactions can swing the Valley’s percentages sharply.

Exploring the Upper Valley Market: Insights from Dryden to Stevens Pass, Including Leavenworth, Lake Wenatchee and Plain
The Upper Valley posted a modest year-over-year gain in April. Fourteen single-family transactions closed across the Leavenworth, Lake Wenatchee and Plain corridor — up 7.7% from 13 a year ago — and dollar volume rose 10.8% to $10.10 million from $9.11 million.
The corridor continues its gradual recovery from the Highway 2 closure and washout that disrupted access late last year. April’s year-over-year gain is a constructive sign, though the year-to-date picture shows there is still ground to make up.
